Q. Rohit, what is the rental income or ROI I can expect?

Ans: For all our above-mentioned projects assured ROI is an average of 7%-8% p.a. And most important whatever you earn keep it with you, no tax or deductions. So by being an investor; now you need to think about how to handle this extra money.

Q. Will, I get the visa?

Ans: Yes, you will get a residence visa and you can sponsor your immediate family. Ok next;

Q. Can I open a bank account? Where will my rent go? Is there any tax applicable?

Ans: Ok ok, wait. let me answer one by one.

Yes, you can open a bank account and there is no tax on your income. You can use this account to receive your rental or business income.

Q. Do I have to buy furniture?

Ans: Normally we give kitchen appliances which are of the best quality. We do not provide white goods or electronics. But you can get the best deals at IKEA (nearby).

Q. Who will look after the property once I buy it and what are the rules and regulations?

Ans: The property will be looked after by the developer (yes, we will) or we can arrange a property management agency who manage the property for you. You will have to sign a contract with them and pay the fees. They will rent your apartment and look after the maintenance or service charges.

Q. Rohit, what are the Service charges or the maintenance fee?

Ans: Service charges for Mina & Royal Bay are AED 18 per sqft and for Creek Views and Riviera is AED 15 per sqft.

Q. If I wanted to go for a bank loan which banks do we need to consider?

Ans: Currently we have a tie-up with First Abu Dhabi Bank but you consider Abu Dhabi Islamic Bank, Dubai Islamic Bank, Mashreq Bank, Commercial bank of Dubai or else you can choose international banks likes Citi Bank, HSBC Bank & Standard Chartered Bank.

Q. What are the contract registration charges?

Ans: You need to pay 4% of the deal value to DLD and an admin fee against the documentation. 

Q. What are the payment plans?

Ans: We have different payment plans for each project and it changes from time to time so kindly contact for the same.
